What are my responsibilities as a tenant?

During a tenancy, the tenant has the right to enjoy the property as their own home. We outline their primary responsibilities under the terms of their lease

During a tenancy, the tenant has the right to enjoy the property as their own home.  Both the tenant and property manager/owner have responsibilities throughout the tenancy. Knowing the rights and responsibilities of tenants and property managers/owners – and what to do in certain situations – can help make a tenancy run smoothly.

Of course when renting, little problems can turn into big problems if you are not aware of who is responsible for taking care of any issues that may arise.  As a tenant, you are obliged undertake the following responsibilities:

  • Keep the property clean
  • Not cause damage to the premises
  • Inform your propety manager as soon as possible if any damage is done
  • Ask for permission to install fixtures or make alterations, renovations etc.
  • Avoid causing a nuisance to the neighbours
  • Do not participate in anything illegal on the property
  • Stick to the terms of your tenancy agreement
  • Advise the owner/agent as soon as you become aware of a maintenance issue
  • taking good care of the property
  • paying the agreed rent, even if repairs are needed or you are in dispute with the landlord.
  • paying charges as agreed with the landlord in your tenancy agreement, for example, utility bills 
  • repairing or paying for any damage that you have caused.
